What Wildcat Ranch's governing documents say
Wildcat Ranch is a single-family residential community within the larger Kingsborough South master-planned community in Kaufman County, Texas. This document is the Amended and Restated Design Guidelines, which set the architectural and landscaping standards that homeowners and builders must follow. It applies to residential lots and is supplemental to the Master Covenant and Development Area Declaration.
- Architectural review: All new construction, landscaping, and exterior modifications must be submitted to the Kingsborough South Reviewer for approval. Submittals should be made at least 30 days before construction. Work must be completed within 180 days of commencement.
- Home size & setbacks: Minimum home size (air-conditioned interior, excluding garage): 1,200 sq ft on 40' lots, 1,500 sq ft on 50' lots. Setbacks: front 20 ft, rear 10 ft, side 5 ft (corner lots 10 ft on street side).
- Exterior materials: At least 50% of the exterior wall area (excluding garage) must be brick, stone, or other approved masonry. Roofing materials and colors require review. Roof pitch is typically 7:12 or steeper unless approved otherwise.
- Fencing & walls: Privacy fencing (minimum 6 ft tall) is required on all lots. Interior fences must be board-on-board spruce or better with stained or painted finish. Fences along streets, parks, or open space must be 1x6 cedar board-on-board with steel posts and 2x6 cedar cap.
- Landscaping & trees: Front, side, and rear yards must be fully sodded. Minimum plantings per lot: 1 fifteen-gallon ornamental, 12 three-gallon shrubs, and 12 one-gallon shrubs in the front yard. Corner lots require additional shrubs along the side. Shade trees must be from the approved list (e.g., Pecan, Texas Ash, Live Oak) and include at least 1 four-inch caliper tree in the front yard.
- Garages & driveways: All homes must have a two-car garage with minimum dimensions 18 ft x 20 ft. Driveways must be at least 20 ft long, 16 ft wide, and constructed of 3,000 PSI concrete with #3 rebar on a 16-inch grid.
- Construction standards: Construction sites must be kept clean and orderly. Materials must be stored within property lines. Trash enclosures required after foundation is poured. Erosion control measures (hay bales, silt fencing, etc.) must be implemented. No fires allowed. Job toilets must be provided (one per 25 workers).
- Utilities & mechanical equipment: All utilities (including pre-wiring for cable) must be installed underground. HVAC, pool equipment, and other mechanical devices must be located behind the side-yard fence or screened with shrubs. Standby generators require written approval and must be placed in the rear yard behind the fence.
