This is the full set of covenants, conditions, and restrictions for the Wellington Point subdivision in Tarrant County, Texas — a standard HOA-governed, single-family-home community. The rules apply to all lot owners and residents, and are administered by the HOA of Wellington Point, Inc. Key features include an architectural control committee, mandatory assessments, and restrictions on land use, pets, parking, and construction.
- Architectural review: All new construction, exterior alterations, fences, landscaping, and even paint colors must be approved in writing by the Architectural Control Committee (ACC) or later by the Association. Plans must show harmony with surrounding structures. The ACC can reject any builder.
- Assessments & fees: Annual assessments are levied per lot; special assessments for capital improvements require 51% member approval. If unpaid, assessments become a lien on the property and bear 10% annual interest, with the owner personally liable. Assessments are subordinate to mortgages.

Front yards must have underground irrigation and landscaping completed within 180 days of 90% completion. Owners must maintain their lot in neat condition; the Association may remedy and charge the owner.
- Construction standards: Minimum living unit floor area: 1,200 sq ft. Exterior walls must be at least 80% masonry on first floor; second floor may be masonry or approved material. Hardiplank requires approval. Roofs must be composition shingles (25-year), wood, slate, or tile. All construction must be completed within 12 months.
