Hudson Street Condominiums is a 12-unit condominium community in two buildings (5914 and 5916 Hudson St., Dallas). You own your unit’s interior and share ownership of the common elements, which the association maintains and insures. A master association coordinates between the two condominiums, but the rules in this declaration directly govern your use of the unit and common areas.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings, and individual HVAC and water heater); you maintain windows, doors, pipes serving only your unit, and any balcony/patio. The association maintains all exterior walls, roofs, foundations, fences, parking areas, and utility lines serving more than one unit.
- Leasing & rentals: Leases must be for at least six months and only for residential purposes (limited offices allowed). You are responsible for your tenant’s compliance with all rules; the association can demand you cure violations or start eviction within 14 days.
- Assessments & fees: Common expenses are allocated based on your unit’s percentage interest in the common elements. Unpaid assessments become a lien on your unit, and the association may foreclose. The association can also charge late fees, interest, and attorneys’ fees.
- Alterations & improvements: No structural changes or alterations to common elements without prior board approval (the board must respond within 40 days). The board may set rules for appearance of exterior fixtures (e.g., balcony use).
