What Fox Hollow Residential's governing documents say
Fox Hollow Residential is a single-family home community governed by a homeowners association (HOA) through a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). The rules apply to homeowners and residents. Some lots also have a separate Common Wall Agreement for shared walls, fences, and utilities between adjoining properties.
- Residential use & occupancy: Lots are for single-family residential use only. Each residence may be occupied by one family (related persons) or up to two unrelated persons living as a single housekeeping unit, plus household servants.
- Minimum home size & materials: Each home must have at least 1,500 square feet of air-conditioned living area. At least 75% of exterior wall area must be brick, stone, masonry, or other approved material. Roofing must meet city, FHA, VA, and Committee standards.
- Architectural review: Before any landscaping, construction, exterior painting, or alteration, plans must be approved in writing by the Architectural Control Committee. The Committee can regulate design, colors, materials, and harmony with neighboring homes. Approval or disapproval must be given within 90 days of submission.
- Parking & vehicles: Each home must have a private garage for 2–3 cars. Boats, RVs, trailers, and commercial vehicles cannot be parked in driveways, front yards, or streets for storage. Trucks over one ton and vehicles with painted advertisements cannot park overnight. All parked vehicles must be operable, licensed, and in daily use.
- Pets: No more than four pets per lot. Pets must be confined to the owner's fenced backyard or inside the home. Animals for breeding or commercial purposes are prohibited. Owners must keep lots clean of pet waste.
- Fences & landscaping: Fences must be masonry, brick, or wood (no chain-link implied). Fences cannot extend beyond the front building line or exceed 8 feet in height. Owners must maintain yards, mow weeds (max 6 inches), and keep vegetation trimmed. Vegetable gardens are not allowed in front yards. Clotheslines visible from the street are prohibited.
- Leasing & rentals: No minimum lease term is stated in the primary CC&Rs; however, the Community Wall Agreement does not address leasing. Renting is not restricted by the main document, but other amendments (not included here) may apply.
- Common wall agreement (for select lots): Some lots are subject to a separate agreement governing shared walls, fences, and water/sprinkler lines. Maintenance costs for party walls and fences are split equally between adjoining owners. Repairs due to normal wear are shared; repairs due to one owner's negligence are that owner's full cost.
