Greens of Oakmont is a deed-restricted, single-family home community in Denton, TX, governed by a homeowners association (HOA). This document is the community's full set of covenants, conditions, and restrictions (CC&Rs), which apply to all homeowners and residents. - Pets & animals: You can keep up to four domestic pets, but no exotic or dangerous animals (like pit bulls, pot-bellied pigs, or chickens). Pets must be registered, vaccinated, and not become a nuisance.
- Architectural review: Any exterior changes—fences, pools, sheds, landscaping, paint, etc.—must be approved by the Architectural Control Committee (ACC) before starting. The ACC has 30 days to review plans; if they don't respond, approval is deemed granted. Unapproved changes can result in fines.
- Exterior maintenance & appearance: You must keep your home and yard in good condition. The HOA maintains front yards (mowing, edging, etc.) as part of your assessments, but you're responsible for landscaping, irrigation, and repairs. Trash cans must be kept in the garage or screened from view.
- HOA enforcement & fines: The HOA can fine you for violations: $50 for the first fine, $100 for the second, $200 for the third, and $200 for each subsequent fine (max $500 per violation). You get a 10-day courtesy notice, then a 10-day formal notice, then a 30-day final notice before fines start. You have the right to request a hearing.
