Club Parc (also known as The Parc Condominiums) is a condominium community in DeSoto, TX. You own your individual unit and share ownership of common elements with other owners. The association maintains common areas, carries master insurance, and levies assessments per unit.
- What you own & maintain: You own the interior of your unit, including interior walls, floors, ceilings, fixtures, and appliances. The association maintains and repairs the common elements (building exterior, roofs, structural systems, heating/cooling systems, and amenities like the pool).
- Leasing & rentals: Leases must be for a minimum term of 30 days (no short-term/vacation rentals). All leases must be in writing and must require the tenant to comply with the declaration and by-laws. The owner remains responsible for all obligations.
- Pets: No more than two (2) domestic pets (dogs, cats, fish, or household pets) per unit. Pets must be kept on a leash or in an enclosure when outside; owners must clean up after them. The association may limit size and weight and prohibit animals deemed a nuisance.
- Parking & vehicles: Parking is allowed only in designated spaces. No large commercial vehicles (dump trucks, cement mixers, etc.), recreational vehicles, boats, trailers, or inoperable vehicles may be parked on the property. Major vehicle repairs are prohibited on common elements.
- Use restrictions: Units may be used only as single-family residential dwellings. No signs, temporary structures, noxious activities, or excessive noise are allowed. Nothing may be stored in common elements without board approval.
- Alterations & improvements: Any alteration to common elements (including limited common elements) requires prior written board approval. Plans and specifications must be submitted. Structural changes or work impairing the building's integrity are prohibited without consent.
- Assessments & fees: Monthly assessments are due on the first of the month and late after the 15th, with a late fee set by the board. Special assessments for capital improvements or unbudgeted costs require a two-thirds vote of owners. Assessments are used for common expenses including insurance, maintenance, and amenities.
