Crimson Ridge is a single-family home subdivision in Everman, TX (part of Fort Worth), governed by restrictive covenants that apply to most lots. However, one specific lot (Block 16R, Lot 1) is subject to an additional low-income housing tax credit (LIHTC) agreement, creating affordable rental apartments (Stallion Pointe). Most homeowners follow the standard subdivision rules; the apartments have separate affordability requirements.
- Property use & zoning: Lots are for single-family or zero-lot-line homes only. No mobile homes, temporary structures, or buildings moved from elsewhere. Homes must be completed within 8 months of starting construction.
- Minimum home size: One-story homes must have at least 860 sq ft of living area; two-story homes must have at least 1,000 sq ft.
- Architectural review: All construction, alteration, or fencing must be approved in writing by the Architectural Control Committee. Plans are reviewed for design harmony, workmanship, and location. Approval is granted or denied within 30 days of submission.
- Fences & setbacks: Fences may be no more than 6 feet high and must be set back from the front and side street building lines. Fences must face the front lot line and not project forward of the front building line.
- Signs & businesses: Only one sign advertising sale or rental of the property is allowed, up to 3x5 feet. No other signs, billboards, or home businesses are permitted.
- Pets & livestock: No livestock, poultry, or animals other than usual household pets. No pens or coops for such animals.
- Parking & vehicles: Recreational vehicles, boats, campers, and inoperable vehicles may not be left on the street or in side yards visible from the street for more than 48 hours. Vehicles carrying flammable/explosive cargo are prohibited.
- Affordability (LIHTC lot only): Lot 1, Block 16R is subject to a low-income housing tax credit agreement that restricts rents and eligibility by income. The restrictions run for at least 30 years from the original declaration (2017) and survive foreclosure for a period. This does not apply to other lots in Crimson Ridge.
