Chaparral Trail Estates is a single-family residential subdivision in the Farmersville ETJ of Collin County, Texas. These Covenants, Conditions and Restrictions (CCRs) apply to all lots and bind property owners, establishing standards for construction, land use, and maintenance.
- Residential use & dwelling type: All lots must be used only for single-family residential purposes. Only site-built single-family detached homes are allowed; mobile homes, manufactured homes, and trailers are prohibited.
- Construction standards: Dwellings must be at least 75% brick or rock on the exterior, and construction must be completed within 12 months of groundbreaking. No junk construction is allowed.
- Setbacks: No dwelling or other structure may be located within 10 feet of any side or rear property line.
- Animals & livestock: No more than one large animal (e.g., horse, cattle) per 1.5 acres is permitted. Outside dogs are limited to three — more than three constitutes a 'dog kennel' and is prohibited for breeding or commercial use. Pet enclosures must not become a nuisance.
- Maintenance & cleanliness: Lot owners must keep the property free of rubbish, litter, and noxious weeds. Lawns must be mowed regardless of whether a residence is built.
- Prohibited uses & nuisances: No slaughterhouses, dumping of trash, or junk yards are allowed. Firearms may not be used or displayed in an irresponsible or dangerous manner. Signs larger than 24 inches square are not permitted without approval.
- Driveways & utilities: All driveways must be constructed of concrete only and approved by Collin County. Plumbing must connect to watertight septic tanks meeting county sanitation laws.
