- Structure & size requirements: Only one residential structure per lot, max two stories, plus a private garage and incidental outbuildings. Minimum floor area is 1,700 square feet (excluding porches, garages, breezeways). Exterior must be at least 65% masonry, and roofs must be wood shake, clay/concrete tile, or composition as approved.

Fences, walls, or mass plantings are prohibited between the building setback line and front property line, and between front/side setback lines and street-side property lines.
- Pets & animals: No animals, livestock, or poultry may be kept, except dogs, cats, or other household pets, provided they are not raised or bred for commercial purposes.
- Vehicles & parking: Trucks over 3/4 ton cannot park overnight in the subdivision. Vehicles transporting flammable or explosive cargo are prohibited. No junk vehicles or vehicles in disrepair may be stored, repaired, or displayed on any lot or street.
- Outdoor equipment & storage: Rubbish must be kept in sanitary containers and not visible from the street. All equipment, supplies, or materials must be in closed storage or not visible. Air conditioning apparatus cannot be installed on the front of the house; compressors must be behind the front building line.
- Signs & antennas: No signs visible to the public except one sign of no more than six square feet advertising sale or rent, or a builder's sign during construction. No radio or TV aerials, wires, chimneys, or flagpoles may extend more than five feet above the roof.
