What Flower Mound Farms's governing documents say
Flower Mound Farms Addition is a single-family home subdivision in Flower Mound, TX, governed by protective covenants that run with the land. These covenants apply to all lot owners and are enforceable by the developer (or its assigns). The original 1966 covenants were amended in 1968 to increase minimum home size and adjust rules for animals and fencing. There is no homeowners association — enforcement is by the developer or, with written authorization, by other owners.
- Property use (single-family only): All lots are restricted to residential use. Only one single-family dwelling per lot is allowed, along with an attached or detached garage (2–6 vehicles) and accessory buildings. No house trailers, tents, shacks, or temporary structures may be used as residences.
- Minimum home size: Main dwellings must have at least 2,000 square feet of ground floor area (excluding garage, carport, porches, and accessory buildings). Exterior materials must be brick, stone, rough-sawed redwood, stucco, or other material approved by the developer as harmonious with the development.
- Architectural review: All construction, additions, or alterations that project above grade require prior written approval of plans and specifications. The developer (or its delegate) must respond within 30 days; failure to respond within 30 days constitutes approval, but the applicant must then notify by registered mail before starting work.
- Setbacks & lot lines: Front yard: no building closer than 45 feet to front lot line. Side yard: no building closer than 20 feet to side lot line (60 feet for animal shelters). On corner lots, front yard requirements apply to both street exposures.
- Animals: Normal household pets and birds are allowed. Additionally, up to one horse, pony, or cow (or two in combination) per acre may be kept, with restrictions on location of pens, shelters, and pastures. Animals may not be bred or kept for commercial purposes, and no perceptible odor may cross property lines.
- Fencing: Fences in front of the main dwelling (or adjacent dwellings) must be first-quality residential type. Behind the main dwelling (or the deeper of adjacent dwellings), rural woven wire fencing is allowed; barbed wire is prohibited on any lot line. The developer must approve type, character, location, and height of fences. Fences must be maintained in sound condition.
- Signs: One permanent nameplate (max 2 sq. ft.) per lot is allowed. Temporary real estate signs (max 12 sq. ft.) are allowed. Construction-period signs for professionals (architect, builder, etc.) are also permitted (max 12 sq. ft.).
- Other restrictions: No business, trade, or offensive activity; no nuisance (noise, odor, dust, etc.) incompatible with residential character. No dams or obstructions across creeks without developer consent. Garbage must be stored in sanitary containers and screened from public view. Each lot must have at least one outdoor lighting fixture per developer specifications.
