Pecan Meadows is a standard single-family home HOA in Flower Mound, Texas. This document is the full governing rulebook (Amended and Restated Declaration of Covenants, Conditions and Restrictions) for all homeowners. It covers mandatory membership, assessments, architectural controls, and general property use rules.
- Mandatory membership & voting: Every lot owner automatically becomes a member of the HOA. Each lot gets one vote, and membership cannot be separated from the lot.
- Assessments & fees: The Board sets annual regular assessments (with a 10% contingency reserve) and may levy special assessments. Late payments incur a $25 monthly charge. The HOA has a lien and can foreclose for unpaid assessments.

- Signs, flags & antennas: Contractor signs allowed up to 30 days. Owners may display up to two flags (3'x5' max) on a flagpole; freestanding flagpoles limited to 20 feet. Satellite dishes one meter or less are permitted, with placement rules to minimize visibility.
- Prohibited activities: No subdividing lots, no hazardous activities, no open fires outside contained barbecues, no mining/drilling, and nothing that increases insurance rates without board approval.
