Forest Park Village is a single-family home HOA in Hurst, Texas, with deed restrictions that run with the land. These rules apply to all homeowners in Phases I and II, covering what you can build, how you use your property, and common neighborhood standards.
- Property use & building types: Lots are for single-family detached homes only, with a private garage (max 2 cars) and outbuildings. No structure can be used as a residence before the main house is built, and no temporary or permanent trailers, basements, shacks, or outbuildings can be used as a residence.
- Architectural review: Before building or altering, you must get written approval from the Architectural Control Committee (composed of three named individuals) for design harmony, location, and topography. If the committee doesn't approve or disapprove within 30 days, approval is deemed given. The committee's powers end in 1997 (Phase I) or 1999 (Phase II) unless a majority of owners appoint a successor.
- Setbacks & placement: Homes must be at least 15 feet from the front lot line and 4 feet from interior lot lines. On corner lots with side-street driveways, garages must be set back 10 feet from the side street.
- Minimum home size: The main structure (excluding porches and garages) must have at least 1,000 square feet of floor area.
- Exterior materials: Exterior walls (excluding garages, gables, and porch areas) must be at least 51% masonry, brick, or stone veneer on the ground floor, unless the Architectural Control Committee approves otherwise.
- Fences & sight lines: Fences cannot be built from the front of the dwelling to the street, except ornamental fences that are architecturally integral. Fences from the dwelling to the rear of the lot cannot exceed 6 feet in height (or per city ordinance). On corner lots, no fence, wall, hedge, or shrub can obstruct sight lines between 2 and 6 feet above roadways within a 20-foot triangle from the street intersection.
- Pets & animals: No animals, livestock, or poultry may be raised, bred, or kept on any lot except dogs, cats, or household pets, provided they are not bred or maintained for commercial purposes.
- Signs & waste: Only one professional sign (max 5 feet) advertising the property for sale or rent is allowed, plus builder signs during construction. No rubbish or dumping on lots; trash must be kept in sanitary containers.
