Summerbrook Homeowners is a single-family residential HOA in Watauga, TX. These governing documents apply to all property owners in the Summerbrook and Summerbrook West Additions. The rules set strict architectural standards, limit uses to single-family, and create assessment obligations.
- Architectural review & design standards: An Architectural Control Committee must approve all exterior improvements before construction. Minimum living area: 3,250 sq ft for one-story homes (3,575 for two-story). Exterior materials must be at least 80% brick, stone, stucco, etc. Roofs must have a pitch of at least 8/12 and be wood shake, slate, or tile. All garages must be enclosed, and garage doors must remain closed when not in use.
- Use restrictions (residential only): Lots may be used only for single-family residential purposes. No business, commercial, or industrial activity is allowed. No oil drilling or mining is permitted.
- Pets & animals: No livestock or poultry are allowed. Up to two domestic household pets may be kept, but they must be confined indoors or on a leash, and owners must immediately clean up waste from common areas or other lots.
- Parking & vehicles: No inoperable or unlicensed vehicles may be stored where visible from streets or neighboring lots. Commercial vehicles are prohibited from being parked in view. Boats, trailers, and RVs may not be stored in visible areas for more than 7 consecutive days or 45 cumulative days per year. Street parking is banned between 2:00 a.m. and 6:00 a.m.
- Assessments & fees: The Board sets annual assessments each year, with increases up to 10% over the prior year without a membership vote. Higher increases require majority approval. Special assessments may be levied for construction or repairs with majority vote. Late payments incur a $50 fee and 18% annual interest.
- Enforcement & violations: Violations trigger a written notice; owners have 30 days to cure. After that, a daily fine of up to $100 may accrue. The Association may also enter the property for emergency maintenance and charge the owner, with the cost becoming a lien.
