- Architectural review: All construction, alteration, or addition to any building requires prior approval of the Architectural Control Committee (2-3 members appointed by the developer). - Vehicles & storage: No house trailers, mobile homes, campers, boat trailers, or similar wheeled vehicles may be stored on a lot except inside a closed garage or within an approved fenced/enclosed area. No vehicles carrying flammable or explosive cargo may be kept in the subdivision. Temporary structures (outbuildings, trailers) and storage of building materials are prohibited except during construction.
- Maintenance & landscaping: Owners must maintain their lot and any portion visible from the public view in a neat and orderly fashion. Grass (Bermuda or St. Augustine) must be installed in the yard within 90 days of occupancy. Weeds, trash, and debris must be controlled. If the owner fails to do so after 10 days' notice, the developer (or association) may enter, perform work, and assess costs plus 10% interest as a lien.
- Fences & hedges: No fence, wall, or hedge may be placed closer to the front street than the building line, and maximum height is 8 feet. Wire or woven fences are prohibited unless approved by the Architectural Control Committee. Vegetation encroaching on adjoining property must be removed on request.
- Signs & antennas: Only one 'for sale' sign (max 15 sq ft) or signs owned by the developer or property owners' association are permitted. No radio, TV, or other aerial may extend above the highest point of the roof; satellite dishes must not exceed fence height and must be screened from street view.
- Mailboxes & garages: Mailboxes must be constructed of brick to match the residence. Any garage visible from the street must be painted and maintained neatly by the owner.
