Willow Lake Maintenance is a single-family home HOA in Edgecliff Village, TX. These governing documents (the Declaration of Covenants, Conditions and Restrictions) apply to all lot owners in the Willow Lake Addition subdivision and their tenants, defining what living here requires.
- Use restrictions: Lots are for single-family residential use only. No business, trade, or profession may be conducted on any lot. Temporary structures, mobile homes, campers, and trailers are prohibited for permanent or temporary residence.
- Leasing & rentals: Lots may be leased only in their entirety for a term of at least six months. Subleasing and assignment of leases are prohibited. The owner must notify the board within 10 days of lease execution and provide the tenant with copies of the governing documents.
- Assessments: The HOA levies annual and special assessments. As of 1979, the maximum annual assessment was $35 per lot per month (subject to change by member vote). Assessments are a lien on the property and a personal obligation of the owner. Delinquent assessments accrue 10% interest and may be foreclosed.
- Architectural review: Any new construction, exterior alteration, or change of color must have prior written approval from the Board or an Architectural Committee. Plans are reviewed for harmony of design and location. If no decision within 30 days, approval is deemed given.
- Pets & animals: Only dogs, cats, and caged pet birds are allowed, in reasonable numbers, for non-commercial purposes. Vicious, noxious, or nuisance animals are prohibited.
- Exterior maintenance: The HOA may, by a 2/3 vote, assume responsibility for exterior maintenance (roofs, gutters, paint, landscaping, etc.). If the HOA does not provide such maintenance, the owner must maintain the exterior, and the HOA can step in if the owner fails, assessing the cost to the lot.
- Party walls: Walls built on lot dividing lines are party walls. Repair costs are shared proportionally by using owners. Destruction by fire or casualty allows restoration, with contribution from subsequent users. Disputes go to arbitration.
