It is a standard single-family HOA where residents own lots and share common areas including the airport facilities. These rules apply to all lot owners and their successors and govern how you can use your property and interact with the community's airpark features.
- Land use & building restrictions: Lots are for single-family residential use, with one dwelling per lot (max 30 ft height over closest runway access point). No temporary structures, mobile homes, or outbuildings as residences. New residences must have at least 1,000 sq ft of heated living area (pre-2003 owners exempt). Buildings must be on concrete foundations and follow building codes.
- Architectural review: All construction and exterior improvements require approval from a four-member Architectural Committee. Plans must show uses, dimensions, and location; if no response within 30 days, plans are auto-approved. The committee can grant variances, and owners can appeal decisions.
- Setbacks & easements: Structures must be at least 25 ft from taxiways, runways, or roads, and 10 ft from side lot lines. No obstruction over 18 inches within 10 ft of a taxiway or runway. A 5-ft utility easement runs along lot perimeters; no buildings allowed there, but owners can cross it with drives/fences at their own risk.
- Pets & property upkeep: No more than two household pets allowed per lot (local ordinances apply). Lots must be kept free of weeds and debris; the association can clean them after a 21-day notice if not maintained.
- Common areas & amenities: Common areas include the runway, taxiways, roads, boat ramp, docks, and waterfront access (subject to river authority rules). All owners have free access to these areas. - Airpark operations: This is an active airport community. Aircraft have right-of-way over vehicles and boats, and no motor vehicles are allowed on taxiways or runways without approval. Run-ups must be done to avoid creating a nuisance.
- Signs & antennas: Only standard real estate 'for sale' signs (max 16x24 inches) are allowed. No external towers or antennas except satellite TV dishes; waivers are possible. Pre-2003 installations by original owners are exempt.
