Belmont Woods is a planned community of single-family detached homes in Frisco, TX, governed by a homeowners association (HOA). The rules bind all lot owners and occupants. The HOA enforces deed restrictions, architectural standards, and maintenance obligations.
- Use & occupancy: Lots are for single-family residential use only. No more than one detached residence per lot, max 2 stories. Occupancy limited to one family (related by blood, marriage, or adoption) or no more than three unrelated persons living as a single housekeeping unit.
- Architectural review: All exterior improvements — residences, structures, fences, landscaping — require prior written approval from the Architectural Control Committee (ACC). Plans must be submitted; ACC reviews within 30 days. Construction must start within 3 months and finish within 9 months of approval.
- Construction standards: Minimum living area: 2,020 sq ft. Front elevation must be 100% masonry (brick/stone/stucco above roofline); overall masonry minimum 80% of structure. Roof pitch: min 8/12 on side/front, 6/12 on rear; 30-year shingles. Garage: minimum 2-car, with wood doors medium to dark brown stain. Elevations cannot repeat within every 4th house on same side of street.
- Parking & vehicles: No vehicle over 21 ft may be stored on a lot unless completely concealed in a garage. Other vehicles (cars, trucks, motorcycles) in daily use with current plates are permitted. No parking in common areas except temporary. Boats, trailers, recreational vehicles must be concealed. No vehicle may be used as a residence or office.
- Pets: No more than four common household pets (dogs, cats) per lot. Pets must be restrained in a fenced rear yard or on a leash when outside. No commercial breeding. No livestock, poultry, bees, snakes, or other animals that may disturb the community.
- Landscaping & lot maintenance: Owners must keep lots mowed, edged, and free of weeds. Minimum landscaping: fully sodded yard, 12 one-gallon shrubs, 7 five-gallon shrubs, 2 fifteen-gallon anchor shrubs, and 2 trees (3" caliper) for interior lots (4 for corner lots). Landscaping must be installed within 30 days of occupancy. Clothes drying in public view prohibited. No vegetable gardens visible from street.
- Fences: Rear yard must be enclosed by a privacy fence (wood, tubular steel, or brick masonry). Fences facing street: max 6 ft high; side/rear fences: max 8 ft. Wood fences must be stained (Standard Paints Rustic Oak #808404), no paint. Fences must be completed within 30 days of occupancy. Structural supports must face interior of lot.
- Signs: One 'For Sale' sign (max 2'x3', ground-mounted) allowed. Political signs allowed up to 90 days before election, removed within 15 days after. Safety signs (No Trespassing, security, Beware of Dog) max 6"x8". No other signs visible from public view. No picketing or controversial signage.
