Frisco Corners Office Park is a condominium community in Frisco, TX — you own your individual unit and share ownership of the building's common elements. This document is the full rulebook for owners. It primarily governs office/professional use, not residential living. There are strict restrictions on pets, leasing, and exterior changes.
- What you own & maintain: You own the interior spaces and improvements within your unit's boundaries (drywall in, paint, fixtures). The association maintains the common elements (driveways, landscaping, parking, fences, front porches) and any designated Areas of Common Responsibility.
- Permitted use: Units may be used only for office, professional, or incidental purposes. No portion of any unit may be used for retail sales or any illegal activity.
- Leasing & rentals: Leasing is allowed but no unit may be rented for transient purposes (less than 7 days). All leases must be in writing, and tenants must comply with all governing documents. The association has a limited right of first refusal on sales or leases.
- Pets: No animals, birds, fish (except small aquarium fish), reptiles, or insects of any kind may be kept anywhere on the property.
- Architectural review: No exterior alterations or improvements (including equipment, landscaping, or structural changes) may be made without prior board approval. If the board does not respond within 91 days, the request is deemed approved.
- Assessments & fees: All owners pay uniform Regular Assessments (based on equal shares). The board may also levy Special, Individual, or Deficiency Assessments. Delinquent assessments accrue interest (10% per annum if no rate set) and late fees. The association has a lien and power of sale for unpaid assessments.
- Parking & vehicles: Parking spaces are general common elements, not assigned to any unit. The board may adopt rules regarding vehicle types, sizes, and locations. No inoperable or unsightly vehicles are allowed.
- Window & appearance restrictions: All window treatments visible from the street or other units must be white unless board-approved. Exteriors must be maintained to avoid being unsightly when viewed from the street or neighboring units. Signs are restricted to board-authorized advertising only.
