- Assessments & fees: The HOA can levy regular, special, and service area assessments on owners to fund maintenance and services. Assessments are a personal obligation of the owner, and the HOA can place a lien on the property and foreclose if assessments are not paid. Late charges and fines may also apply.
- Architectural review: Any construction, alteration, or improvement on a lot or unit requires approval from the Hazelwood Reviewer (the developer during the development period, then an architectural control committee).
