The full declaration is not included.
- Arbitration requirement: All disputes between buyer and seller (including future owners) arising from the purchase contract must be arbitrated under a 15-year covenant. - Outbuildings & storage sheds: Outbuildings require prior written ACC approval. Maximum height is 8 feet at peak, must be visible over the fence line. The exterior paint color must match the original house color. Building permits are required, and any repairs must be made within 30 days of notification by the ACC, Board, or Management Company.
- Tennis courts, pools & recreational facilities: Tennis courts, swimming pools (in-ground only; no above-ground pools except small inflatable shallow pools for children), and playground equipment require prior ACC approval. All structures must be well-maintained, and repairs must be made within 30 days of notification. The ACC may inspect after construction.
- What this document doesn't cover: The full declaration (CC&Rs) is not provided. Missing topics include assessments, maintenance responsibilities, parking, pets, leasing restrictions, use restrictions, and architectural guidelines beyond the two amended sections. The arbitration covenant binds only the original buyer and seller (and their successors) for 15 years from closing.
