What Wellington Place Property Owners Association's governing documents say
This document is the Bylaws of the Wellington Place I Owners Association, which governs the condominium community. It outlines the governance structure, meeting procedures, and financial obligations of unit owners. Because it is only the Bylaws, it does not contain the full set of property use restrictions found in the Condominium Declaration and recorded rules.
- Governance & Board of Directors: The Association is governed by a Board of Directors initially composed of three members, which may increase to five. The Board has powers and duties necessary for administration, including enforcing the Declaration, establishing rules, maintaining common elements, and managing finances.
- Meetings & Voting: Annual meetings are held on the fourth Tuesday of January. Special meetings may be called by the President or upon petition of at least 1/10 of owners. Each unit is entitled to one vote, weighted by its ownership share in common elements. Proxies are allowed.
- Assessments & Financial Obligations: All unit owners must pay monthly assessments levied by the Association to cover common expenses, prorated according to each unit's ownership share. Assessments are due monthly in advance. Special assessments may be levied by majority vote of the Board to meet increased expenses.
- Amendment of Bylaws: After Declarant control ends, these Bylaws may be amended by the Association at a duly called meeting, requiring approval by owners representing at least 66-2/3% of the aggregate interest in common elements. No amendment may conflict with the Declaration.
- What this document doesn't cover: This document is only the Bylaws and does not include detailed use restrictions (e.g., pet limits, leasing terms, architectural controls) or declarations of covenants. Those are found in the Condominium Declaration and any separately recorded rules and regulations.
