Bella Tresa is a single-family residential subdivision in Kaufman County, TX. These deed restrictions apply to all property owners within the subdivision, setting rules for construction, animals, fencing, and nuisances to protect property values.
- Building guidelines: Only one residence per parcel. Construction must be completed within 9 months. Minimum 1,400 sq ft of living space (excluding garages and porches). Exterior walls must be a combination of brick, stone, masonry, or hardie board. Setbacks: at least 25 ft from side property lines and 50 ft from the front property line.
- Animals & livestock: No commercial breeding. Up to 2 livestock (horse, cow, or sheep) per acre of animal land; half acre allows one. No swine. One animal corral or pen per parcel, located more than 50 ft from any residence. Pets must be under the owner's direct physical control.
- Fencing: Allowed materials: wood, masonry, vinyl, chain link, ornamental iron, steel, aluminum, or vinyl rail. Wood fences must be stained (not painted) to preserve wood grain. Maximum height 8 ft. Pool fences must be at least 5 ft high. Boundary line fences are owned jointly by adjacent property owners as tenants-in-common and cannot be removed without the other's permission.
