Flying T Ranch Airpark is a residential subdivision in Hebron, TX, with an aviation-oriented focus—homes are built on lots with private hangars and access to a runway and taxiways. It is governed by a homeowners' association (HOA) that maintains common areas, roads, and the airpark. The rules apply to all lot owners, residents, and their guests.
- Residential & aviation use: All lots must be used for 'aviation oriented residential purposes' only. Each lot must have a hangar (minimum 1,600 sq ft floor area, 42 ft width) and a dwelling. Temporary structures may be used as a residence for no more than 365 days.
- Architectural review: All exterior improvements (buildings, hangars, fences, landscaping) must be approved in writing by the Architectural Control Committee. The Declarant (developer) has sole authority while it owns lots. Variances may be granted in writing but cannot contradict the Declaration.
- Pets: No pets may be kept in a corral, cage, or pen. Pets are not allowed to roam unattended on common areas, taxiways, runway, or other owners' lots. Future stables and corrals may be built on adjoining property owned by Declarant.
- Parking & vehicles: Vehicles must be parked in enclosed garages or designated spaces only. Commercial aircraft, commercial vehicles, trailers, boats, campers, and inoperable vehicles are prohibited unless stored in an approved shelter. Inoperable vehicles must be removed within 72 hours; 'stored' vehicles left on blocks for 14 consecutive days are prohibited.
- Assessments & liens: All lots are subject to annual or monthly assessments to fund common area maintenance, airpark lease payments, and reserve funds. Unpaid assessments accrue interest and late fees, and the Association may foreclose on the lot via a deed of trust. The board can adjust assessment amounts as needed.
- Landscaping & maintenance: Each owner must maintain their lot in a clean, safe condition, including tree pruning, watering, trash removal, and exterior repairs. The Association may perform maintenance at owner expense and place a lien if unpaid.
- Signs, fences, & aesthetics: Signs are limited to one professional sign not exceeding 15 sq ft. Clotheslines are prohibited. No chain-link or rolled fencing visible from the street. Window treatments like aluminum foil or reflective film are not allowed. Object-free zones (for aviation safety) must be kept clear of any obstructions.
