What Hills Lone Star's governing documents say
This is a set of annexation amendments to the Declaration of Covenants, Conditions, Restrictions and Easements for Lone Star, a single-family residential subdivision in Collin County, Texas. The documents add specific rules (such as parking, setbacks, architectural standards, livestock allowances, and a right of first refusal) for certain annexed lots or phases. They do not contain the full Declaration, so many general rules are missing.
- Parking & vehicles: No motorcycles, ATVs, or other motorized vehicles (except lawn equipment) on common area. No inoperable vehicles allowed except for emergency repairs. Boats, trailers, RVs, and campers cannot remain on a parcel for more than 48 hours unless stored in an enclosed garage. On-street parking limited to 4 hours for temporary/guest parking. Vehicles transporting flammable/explosive cargo prohibited.
- Setbacks & building placement: All improvements must be set back from any road the lesser of 150 feet or 1/3 the depth of the parcel, but never less than 100 feet. From property boundaries, the setback is at least 1/5 the distance to the opposite boundary, but not less than 25 feet.
- Livestock: On parcels larger than 4 acres, the owner may keep up to one head of livestock, provided it is maintained, stabled, and fed to prevent overgrazing or unsightly conditions. The Committee or Declarant may require removal if conditions become unreasonable.
- Architectural review & design standards: All improvements (including house plans, site plans, lighting, landscaping) must be approved by a Committee or Declarant. Exteriors must be predominantly stone/stone veneer, brick, or masonry. Solar panels visible from any road or adjoining parcel are expressly prohibited. Minimum air-conditioned floor area is 3,500 square feet. Garage must accommodate at least 2 cars and match the primary building's materials. Roofing materials must be slate, tile, or high-end synthetic; standard asphalt shingles are discouraged. Gutters must be decorative; standard roll-and-crimp gutters not allowed on front. Windows must be wood, vinyl-clad, or aluminum-clad (not unfinished aluminum). Trash receptacles and construction fencing must be approved.
- Right of first refusal & repurchase option: For annexed parcels, the Declarant has a right of first refusal on any sale (must match third-party offer) and a repurchase option at original purchase price exercisable up to 10 years after owner's purchase, or until a primary building is completed and a certificate of occupancy issued, whichever is earlier.
- Maintenance & enforcement: Owners must maintain their parcel and improvements. If an owner fails to control weeds, remove debris, or correct unsightly conditions after 10 days' written notice, the Declarant or Board may enter the parcel and perform the work, assessing a fee up to $500 per occasion, plus interest, which becomes a lien on the property.
