Vista Oaks is a standard single-family homeowner association in Lewisville, TX. This recording is a partial set of supplemental guidelines for solar panels, rainwater systems, and flags — not the full CC&Rs. The main deed restrictions are recorded separately and remain in effect except as modified by these guidelines.
- Solar energy devices: Requires advance Architectural Control Committee (ACC) approval. Panels must be installed on the owner's property, not encroaching on neighbors or common areas. Roof-mounted panels must conform to roof slope, match color, and be placed in the least visible location that does not reduce energy production by more than 10%. Fenced-yard installations cannot extend above the fence; if the fence is not solid, the ACC may require screening.
- Rainwater recovery systems: Requires advance ACC approval. Tanks, barrels, and other components must be screened from public view by fence, structure, vegetation, or burial. Rain barrels up to 55 gallons may be visible only if gutter configuration prevents screening, and must be painted to blend with the home. Overflow must not affect adjacent properties. Harvested water must be used; stagnant water prohibited.
- Flag display: Only flags of the U.S., Texas, and U.S. armed forces are allowed (no historical versions, no other flags). Flags may be displayed from a pole attached to the house (max 6 ft) or a free-standing pole (max 20 ft) with ACC approval for the latter. One attached pole per street side and one per rear; one free-standing pole per front and one per rear. Maximum flag size 3x5 ft. Up to two flags on an approved free-standing pole at least 14 ft tall. Lighting limited to 60-watt equivalent, ground-mounted, screened. Poles must be set back from property lines.
