This document is the Bylaws of Hebron Medical Plaza Condominium Association, a Texas non-profit corporation. It governs the internal operations of the condominium, including the board, officers, meetings, and enforcement. All unit owners and tenants are subject to these bylaws. For specific rules about use, pets, leases, and assessments, you must refer to the Declaration of Condominium and the Rules and Regulations.
- Board of Directors: The Board consists of 3 Directors serving 2-year terms. Directors may be owners, tenants, or state tenants over 21. An owner with delinquent assessments cannot be elected or continue to serve. Vacancies are filled by a majority of remaining directors.
- Meetings & Voting: Annual meeting is held in January. Special meetings can be called by the Board or a petition by 20% of votes. Quorum is 67% of votes. Majority of votes cast decides most matters, unless a higher percentage is required.
- Officers: Principal officers are President, Secretary, and Treasurer, elected annually by the Board. The President must be a Director. The Board may also appoint Vice-Presidents and other officers.
- Enforcement: The Board may enter a unit to abate violations after notice and hearing (except in emergencies). Fines may be levied for each day a violation persists, limited to the amount necessary to ensure compliance. Late fees and interest up to 18% may be charged on delinquent accounts.
- Assessments: Owners must pay assessments. Delinquent owners lose voting rights and cannot serve on the Board.
- Rules & Regulations: The Board may adopt, amend, or terminate rules concerning administration, maintenance, use, and welfare. Notice and a 10-day comment period are required before a rule takes effect. Current rules must be kept in writing and provided to owners and tenants on request.
