Mockingbird Meadows Addition is a single-family residential subdivision in Highland Park, Texas. This document is a 1986 amendment that extends the original 1952 deed restrictions for ten years, starting January 1, 1987. These rules apply to all lot owners in Mockingbird Meadows. The original restrictions (attached as Exhibit A) govern land use, construction, and maintenance.
- Land use & restrictions: Lots are for single-family residential use only. No commercial, industrial, or business activity is allowed. No trailer, tent, shed, or temporary structure may be used as a residence. No noxious or offensive trade is permitted.
- Building requirements: Residences must have a ground floor area of at least 3,300 square feet (excluding garages, porches, and servants' quarters). Exterior walls must be masonry or masonry veneer. No building may be placed within the front building setback line, and no closer than 70 feet from the side street line on corner lots.
- Architectural review: Plans and specifications must be submitted for approval to ensure conformity and harmony of exterior design. If no disapproval is indicated within 30 days, approval is deemed given.
- Pets & animals: No animals, livestock, or poultry may be kept on any lot except for domestic pets (e.g., dogs, cats) that are kept in a manner not constituting a nuisance.
- Signs & advertising: No signs visible from the public way are allowed, except one sign identifying the property address or professional use (not exceeding one square foot) and one sign advertising the property for sale or rent.
- Maintenance & nuisances: Lots must be kept in sanitary condition, with covered containers for garbage. No dumping or accumulation of rubbish or waste. Incinerators must be maintained clean and non-offensive.
- Setbacks & fences: Fences or walls cannot be erected nearer to any street than the minimum building setback line. Trees and shrubs must be trimmed to maintain visibility at corners and intersections.
