Holiday Park is a single-family home HOA in University Park, TX. This document is a 2003 amendment to the community's rules, adding or updating restrictions on architecture, property use, parking, and signage. It does not cover all HOA rules; other restrictions may apply.
- Architectural review: Exterior additions, alterations, fences, walls, driveways, and other structures require prior written approval from the Architectural Control Committee. If the committee does not approve or disapprove within 30 days of submission, approval is deemed granted.
- Property use: Lots are restricted to single-family residential use only. Only one detached single-family dwelling (max two stories) plus a private garage and servants' house are allowed. No mobile homes, RVs, trailers, tents, or other temporary structures may be used as residences.
- Parking & vehicles: Trucks with hauling capacity over 1 ton or vehicles with more than 12 seats may not park overnight on streets, common areas, driveways, or lots. RVs and motor homes are prohibited unless fully housed in an existing garage; temporary street/driveway parking is allowed for up to 7 consecutive days (14 days per year). Boats, trailers, and watercraft must be screened within an approved structure.
- Signs: Only one professional sign (max 1 sq ft) or a sale/rent sign (max 5 sq ft) is allowed. Political and garage sale signs (max 5 sq ft) are permitted for up to 15 consecutive days. School activity signs (max 5 sq ft) are also allowed.
- Nuisance & maintenance: No noxious or offensive activities (as defined by the Board) are permitted. Lots must be maintained in good order, including lawn care, tree pruning, and painting, consistent with good property management.
- Antennas & towers: No antenna or tower visible from off the property and exceeding 6 feet in any dimension may be erected without prior approval from the Architectural Control Committee.
- Trash receptacles: Trash receptacles must be stored adjacent to or behind the building setback line on days other than trash collection days.
- What this document doesn't cover: Since this is an amendment to the original declaration, it does not include the full set of HOA rules. Items such as assessments, pet limits, leasing restrictions, or age requirements are not addressed here. Refer to the full declaration and any other amendments for complete governing rules.
