What Wimbledon Place Townhome's governing documents say
This document is a 2010 amendment to the condominium bylaws of Wimbledon Place, a townhome condominium community in Highland Park, TX. It updates only the insurance and unit owner repair responsibility rules. Because it is an ancillary amendment, it does not contain the community's full governing rules.
- Insurance coverage: The association must insure all units, buildings, and common elements at maximum insurable replacement value (excluding foundations and excavation), with standard extended coverage. The association’s policy is primary if a unit owner also carries insurance. The association may add other customary perils.
- Unit owner maintenance responsibilities: Each unit owner is responsible for repairing and replacing the interior of their unit — including floor coverings, wall coverings, furnishings, fixtures, improvements, built-in appliances, and all appliances — unless those costs are covered by the association’s insurance. Owners are also liable for damage caused by their own negligence or misuse, or that of their family, guests, or contractors.
- What this document doesn't cover: This amendment is only a partial change to the bylaws. It does not address community rules on leasing, pets, parking, age restrictions, assessments, or other typical topics. For those, you must refer to the full declaration, bylaws, and any other recorded documents.
