This is a partial amendment to the Declaration for The Enclave at Windsor Ridge, a single-family HOA in Dallas County, TX. It modifies the original rules to require pier-and-beam foundations (no slab) and to restrict who may build homes in the community. This document is not the full rulebook; it only changes specific sections.
- Foundation requirements: Slab foundations are prohibited for all living units. Homes must use pier-and-beam foundations with a void space of 12–18 inches between beams and soil, and a crawl space that must remain dry. Proper drainage and venting are required to protect the foundation.
- Approved builders: Only builders approved by the HDC (Home Design Committee) may construct homes. To qualify, a builder must hold a Texas Residential Construction Commission registration, maintain a Master Builder Certification, be adequately insured, and have built and sold at least five homes valued over $1,000,000. Approval is non-transferable and can be revoked.
- What this document doesn't cover: This amendment does not address typical HOA rules like leasing, pets, parking, or assessments. Those rules are in the original Declaration, which is not included here.
