This is a supplemental amendment to the governing documents for The Hills at Tealwood, a single-family homeowners' association (HOA) in Mesquite, TX. It contains the Architectural Review Committee's (ARC) standards for exterior changes to homes, so it is a partial document that supplements the main CC&Rs.
- Architectural review process: All exterior alterations require ARC approval. Submittals without a proposed completion date get a 90-day deadline; extensions require a written request. Plans must comply with building codes and zoning, and owners must obtain permits.
- Flagpoles & flags: Military flags may be displayed on approved flagpoles, but the flagpole must not be taller than the house and requires ARC approval. Submittals must include location, a brochure, lighting plans, and neighbor signatures.
- Landscaping & exterior furniture: Landscaping changes not otherwise approved will not be approved. Landscape beds must be installed in at least one front section adjacent to the foundation. Exterior furniture in front yards must be approved, be outdoor-rated, made of wood/metal/concrete/stone, and in good condition; vinyl/plastic/fabric furniture must be kept in the rear behind a fence.
- Sheds & patio covers: Sheds are allowed (one per residence) if they match the home's materials and colors, with a max height of 10 feet and max floor space of 225 square feet. Patio covers must be anchored to a concrete slab, use approved materials, and have solid wood roofs shingled to match the home.
- Fencing: Backyards must be enclosed with a perimeter fence. Fences must be wood, brick, or masonry, and colors must be from the approved list (e.g., DP308, DP310, etc.). Fence color change requests need neighbor signatures per the ARC Neighbor Awareness Policy.
- Trash & storage: Trash containers must be kept out of sight until collection day and stored in the backyard or out of sight at all other times. Basketball goals stored in the backyard must not be visible from the street.
- Vehicles & sidewalks: No abandoned, derelict, or inoperable vehicles are allowed on lots or streets except inside an enclosed garage. Owners must maintain sidewalks and driveways, and clean up oil spills immediately.
