What Maple Leaf Homeowners Association's governing documents say
Maple Leaf is a townhome community in Lewisville, TX governed by a homeowners association. This document is not the full declaration of covenants, conditions, and restrictions (CC&Rs) but rather a collection of supplemental policies adopted by the association (covering records access, solar panels, flags, rain barrels, and religious displays) plus an amendment assigning the architectural control committee to a new entity. It applies to property owners in the Maple Leaf Townhomes development.
- Architectural control committee (ACC): The ACC's powers and duties have been assigned to Sumeer Homes, Inc. The covenant has been amended to allow the ACC to be assigned to any corporation, association, LLC, partnership, or other legal entity that agrees to perform its duties.
- Solar energy devices: Solar panels are effectively prohibited: the policy states that no solar energy devices may be installed because the roofs are maintained by the association and there are no fenced yards or patios where they could be placed.
- Flag display: You may display the U.S., Texas, or armed forces flags, but the flag must be no larger than 3 feet by 5 feet, the flagpole must be attached to the dwelling (only one pole per property), and you must get written approval from the board or architectural control committee before installing a flag or pole.
- Rain barrels & rainwater harvesting: Rain barrels and rainwater systems are allowed only with prior written approval from the board or ACC. They cannot be placed on association/common property or between the front of your home and the street, and their color must match your home's color scheme.
- Religious item displays: Religious items may be displayed on your entry door or door frame, but they cannot threaten public health or safety, violate a law, or contain patently offensive language. The total size of all religious items on your door cannot exceed 25 square inches.
- Records inspection & copying: Homeowners may inspect and copy association records, with specific fees: $0.10 per standard page, $15 per hour of labor for locating and reproducing records, and a 20% overhead charge on labor for requests over 50 pages. A request must be made via certified mail.
- E-mail notices: To receive board meeting notices by e-mail, you must register your e-mail address on the association's website. If you don't register, you won't get e-mail notices and must check the website yourself; the association is not required to find updated addresses.
