Vista Ridge Condominiums is a condominium community in Denton County, Texas — you own your individual unit and share ownership of the building's common elements, which the association maintains. This declaration establishes the legal framework for ownership, assessments, leasing, and use restrictions.
- What you own & maintain: You own the interior of your unit (finishes, fixtures, appliances, and systems serving only that unit). The association maintains all common elements, funded by monthly assessments. You must maintain your unit to a 'Maintenance Standard' and promptly report water damage or mold.
- Leasing & rentals: Units may be leased, but each lease must be in writing, for a term of at least one year, and must state it is subject to the governing documents. A copy of the signed lease must be submitted to the association promptly. The association may impose additional leasing restrictions in the rules.
- Resale restrictions: During the 'Sales Restriction Period' (starting when you buy from the declarant and ending one year later or when the last unit is sold by declarant), you may not offer, advertise, or market your unit for sale. This does not apply to foreclosure by a first lienholder.
- Use restrictions: Units may be used for residential purposes only. Any addition, alteration, or improvement visible from other units, the common elements, or the exterior requires prior written approval from the association.
