Hunter Oaks Estates is a single-family homeowners association (HOA) in Mansfield, TX. The rules apply to all lot owners and their tenants. The document sets standards for home construction, maintenance, and use of common areas.
- Residential use & lot restrictions: Lots are for single-family residential use only. No building may exceed 2 stories. Main structure must have at least 2,800 sq ft (excluding garages, porches). Each home must have a garage for at least 2 cars. Roofs must be tile, fire-resistant wood, or 25-year composition shingles with a minimum 9:12 pitch.
- Setbacks & fences: Homes must be at least 25 feet from the front street. Fences must be running rail or wrought iron; solid fences need committee approval. Fences cannot exceed 8 feet and must be set back at least 10 feet from any street. Side fences can extend only 15% of lot width from the home.
- Signs: Only one 'for sale' or 'for rent' sign per lot (max 5 sq ft) is allowed. Builder signs and security company signs are also permitted. Temporary signs (e.g., garage sale) require committee approval.
- Vehicles & parking: Only private passenger cars can park on the street overnight. Trucks over ¾ ton, boats, trailers, RVs, and other recreational vehicles must be stored in the garage or hidden from view. No vehicles carrying flammable cargo.
- Assessments & fees: Regular assessments start at $25 per lot per month (may increase up to 30% annually without member vote). Special assessments require member approval. Late charges are $25/month for Class A members. Assessments create a lien on the lot.
- Common property & maintenance: Common areas include the entryway and other designated areas. The HOA maintains them, funded by assessments. The City of Mansfield may step in if the HOA fails to maintain. Owners have easement rights to use common property for recreation.
- Architectural control: An Architectural Control Committee must approve all exterior changes, including fences, roof color, and any structures. Plans must be submitted before construction. Temporary structures are prohibited except during active construction.
- Pets & nuisances: No noxious or offensive activity is allowed. Weeds, trash, and unsightly conditions must be controlled; failure allows the HOA to clean and charge up to $500 per occurrence.
