Parker Homeplace is a single-family home community in Mansfield (Dalworthington Gardens), Texas, governed by a homeowners' association (HOA). The rules apply to property owners and cover land use, architectural standards, and maintenance obligations.
- Use & occupancy: All lots must be used for single-family residential purposes only. No building may exceed two stories.
- Minimum floor space: Each main dwelling must have at least 3,500 square feet of living area, excluding porches, garages, and outbuildings.
- Architectural review: No building, fence, or other improvement may be erected or altered without prior written approval from the Architectural Control Committee (ACC). Plans must be submitted in duplicate; if not acted on within 30 days, approval is presumed.
- Fencing: Chain‑link or wire fences visible from the street are prohibited. Wood fences must be double‑faced cedar or redwood, with vertical slats and a flat cap. On specified lots (Block 2, Lots 5, 6, 11–14), only brick, stone, stucco, or ornamental iron fencing is allowed.
- Signs: Signs visible from public view are generally prohibited, except for one builder sign during initial construction (max 9 sq ft), one 'for sale' or 'for rent' sign (max 9 sq ft), and security company signs with committee approval. Garage sale signs require a written request and approval.
- Vehicles & parking: Trucks over 3/4 ton may not be parked overnight on streets or driveways. Boats, trailers, campers, and motorcycles must be stored inside the garage and hidden from view. Vehicles transporting inflammable or explosive cargo may not be parked or stored.
- Pets & animals: Dogs, cats, and other household pets are allowed, but not for breeding or commercial purposes. Horses are permitted only on Block 2, Lots 5, 6, and 15, with a maximum of two per lot. All owners must comply with City of Dalworthington Gardens ordinances.
- Maintenance responsibilities: Owners of Lots 1 in Block 1 and Lots 1, 2, and 3 in Block 2 must maintain the perimeter wall in original condition. Owners of Lot 1 in Block 1 and Lot 1 in Block 2 also must maintain and water the entrance at Kelly Perkins and Parker Trail.
