What Aero Country East's governing documents say
These documents are a series of amendments to the governing documents of Aero Country East, a McKinney, TX community with an airport. They modify the original Declaration and Bylaws, adding rules for T-Hangar Structures (aircraft hangars) and adjusting membership classes, board composition, and guest policies. This is a partial, ancillary set — not the full community rulebook.
- Aircraft & hangar rules: T-Hangar Structures are buildings containing multiple hangars on a lot. Owners cannot subdivide or sell individual hangars within the structure. Hangars are defined as structures 'primarily intended for the shelter, housing or enclosure of aircraft.'
- Guest policy at amenities: No more than one unaccompanied guest per owner may use the amenity center and recreational facilities.
- Board structure: The Board of Directors consists of five directors.
- Voting rights: Three membership classes: Class A (all owners except Class B or C), Class B (declarant, no longer active), and Class C (owners of T-Hangar Structures). Class C members get one vote per 5 hangars in their structure; hangars beyond a multiple of 5 get no vote. Lots without a Certificate of Occupancy get half a vote.
- What this document doesn't cover: These documents are amendments only. They do not contain the full set of community rules such as assessments, pet policies, leasing restrictions, architectural standards, or maintenance obligations. Those would be in the original Declaration and Bylaws.
