This is a set of ancillary policies for the Sandy Glen Homeowners Association, a standard single-family home community in McKinney, TX. - Assessment collection & late fees: Assessments become delinquent if not paid by the due date. Late fees accrue at 1.5% per month (or the maximum lawful rate if lower). The HOA may accelerate installment assessments after 15 days' notice, can suspend common-area use after 30 days' delinquency, and may file liens, report to credit bureaus, and pursue foreclosure (with board approval).
- Records inspection & copies: Homeowners may request to inspect and copy HOA records. The HOA may charge a labor fee for locating/compiling documents (e.g., $15/hour for clerical, $28.50/hour for programming) and a copy fee of $0.10 per page. Attorney work product and privileged communications are not subject to inspection.
- Flag display & flagpoles: A freestanding flagpole (max 5 feet high, must be in rear yard) or a wall-mounted pole (max 5 feet) requires advance architectural approval. Only one freestanding flagpole per lot. Flags must comply with U.S. and Texas flag codes. Flags and poles must be maintained; deteriorated items must be repaired or removed.
- Religious item display: Religious items (e.g., mezuza, cross) may be displayed or affixed to the dwelling, but must not exceed 25 square inches (e.g., 5"x5"). Items that threaten public safety, contain offensive language, or extend past the outer edge of the dwelling are prohibited.
- Solar devices & energy-efficient roofing: Solar energy devices and energy-efficient roofing require architectural approval. Applications must include location, dimensions, manufacturer, and photo. The HOA may require alternate placement if the owner's proposed location reduces energy efficiency by more than 10% (using NREL modeling). Roof-mounted solar must not extend beyond the roofline, conform to roof slope, and have frame/visible parts in silver, bronze, or black.
- Email registration: Homeowners may register their email addresses with the HOA via the community website or an official registration form to receive required communications.
