What The Buena Vista's governing documents say
Buena Vista Villa Condominiums is a 25-unit condominium community in Mesquite, TX — you own your unit's interior and share ownership of the common areas (building structure, grounds, pool, jacuzzi) which the association maintains. The declaration establishes rules for residential use, leasing, pets, assessments, and alterations.
- Use & occupancy: Units must be used as a private residence for the owner, family, social guests, or tenants. No transient/hotel use (leases under 30 days are prohibited). No commercial activities beyond incidental home office use.
- Leasing & rentals: Leases must be for the entire unit, in writing, and for a term of at least 30 days. The lease must require the tenant to follow the declaration and bylaws, and the owner remains responsible.
- Pets: Dogs, cats, fish, and birds are allowed; no livestock, reptiles, or poultry. Up to 2 pets per household is ordinarily reasonable, but the association may adjust that limit and restrict size/weight. Pets must be leashed or in an enclosed patio; owners must clean up after them.
- Assessments & fees: Monthly assessments are due on the 1st of the month; a late charge applies after the 15th. Special assessments for capital improvements require a 2/3 vote of members present at a meeting.
- Alterations & maintenance: Owners maintain their unit's interior surfaces, fixtures, and HVAC. No changes to common elements (including limited common elements like patios and parking) without prior written board approval. The board must respond to alteration requests within 30 days.
- Parking & vehicles: Vehicles must be parked only in designated spaces. No inoperable, commercial, or recreational vehicles (campers, boats, trailers) are allowed on the property. Major repairs and restoration of vehicles are prohibited on common elements.
- Signs, noise & nuisances: No signs visible from outside without board approval. No loud noises, noxious odors, or other nuisances. Exterior speakers, fireworks, and washing hung outdoors are prohibited.
