Charleston Creek is a single-family home subdivision in McKinney, TX, governed by a homeowners association (HOA). Each lot owner owns their lot and dwelling; the association maintains common areas and enforces the covenants. These rules apply to all lot owners, including builders and future buyers.
- What you own & maintain: You own your lot and house in fee simple. The association owns and maintains the common areas (parks, open space, drainage easements). You must maintain your lot (mowing, trimming, weed control) and any swales or berms on your property.
- Assessments & fees: Annual assessment initially $175 per lot (2006). After 2007, the board may increase up to 10% per year without a membership vote. Special assessments require a 2/3 vote. A reserve fund must be maintained. Late payments accrue interest and can become a lien, enforceable by non-judicial foreclosure.

- Parking & vehicles: No commercial vehicles (including pickup trucks, tractor-trailers) may be parked on lots or subdivision streets except for temporary loading. Boats, watercraft, and travel trailers must be stored inside a closed garage or screened from view. Inoperable vehicles prohibited.
- Leasing & rentals: Owners may lease their residence, but must provide the association a copy of the lease or landlord/tenant names. No minimum lease term is specified in this document.
- Minimum dwelling & construction standards: Each dwelling must have at least 1,000 sq ft of air-conditioned living area.
