What Orchard Village's governing documents say
Orchard Village is a single-family home subdivision in Fort Worth, TX. This document is the Builder Guidelines, which set architectural and construction standards for homes being built. It does not contain the full community rules for residents—those are in the separate Declaration of Covenants, Conditions & Restrictions. Living here would require that the home’s design and construction meet these standards, but this document focuses primarily on builder obligations during construction.
- Architectural review & approvals: All construction plans, specifications, and plot plans must be submitted to the Architectural Control Committee (ACC) for approval before any building or exterior improvement begins. The ACC reviews for compliance with the guidelines, quality of materials, and harmony of design.
- Minimum home size & setbacks: Homes must have at least 800 square feet of air-conditioned livable area (excluding porches, patios, balconies, and garages). Dwellings and garages cannot be located within utility easements, and final plat setback requirements must be verified before construction.
- Exterior materials & colors: The first floor front of all homes and garages must be 100% brick, stone, or other masonry material approved by the ACC (e.g., Hardi-plank). Vinyl siding is prohibited. Acceptable materials include wood siding (painted or stained), stone, stucco, and brick in earth tones. Only soft, subdued earth tone paint colors are allowed; bold, primary, or unusual colors are prohibited.
- Fencing: Fences are allowed only in wood, wrought iron, or masonry. Wood fences between lots must be 6 feet tall with metal posts, made of Western Red Cedar or Southern Pine. Diagonal, horizontal, and chain-link fencing are prohibited. The finished side must face the public street. Side fences are strictly prohibited (only front and rear permitted).
- Driveways & parking: Driveways must be concrete minimum 4 inches thick, no more than 18 feet wide at the street intersection. Saw cutting of the street is not allowed. Entire front yards cannot be paved. Parking is allowed on streets only; empty lots cannot be parked on during construction.
- Landscaping: At least one tree must be planted in the front yard of each lot. All grass visible from the street must be solid sod. Gravel or rock is not permitted in front yards as a substitute for shrubs, ground cover, or mulch (except in side yards). Plant beds should be curvilinear and mulched.
- Roofs & architectural features: Flat roof designs are prohibited unless used as a balcony or deck. Minimum slope on primary roofs is 6 in 12. Roof shingles must be in weathered or charcoal color ranges. Detached garages and carports are prohibited. Front porches are strongly encouraged.
