It outlines the association's powers, owner obligations, and restrictions on how lots may be used.
- Assessments & fees: All owners must pay regular assessments (due semi-annually) and special assessments to cover common expenses, plus any limited charges or fines. Unpaid assessments accrue interest, can become a lien on the lot, and may lead to loss of voting rights and access to community facilities.
- Property use restrictions: Lots are for residential use only. No noxious activities, trash storage (except in approved containers on collection days), trailers, boats, campers, commercial vehicles, clotheslines, or livestock (including horses, poultry, and reptiles) are permitted.
