This is the declaration of covenants, conditions, and restrictions for the Beverly Hills Estates Texas Homeowners Association, a single-family home community in Plano, TX. It applies to all property owners and residents, establishing rules for the use, maintenance, and appearance of homes and lots.
- Architectural review: All exterior improvements, including fences, sheds, patios, pools, and landscaping, require prior written approval from the Architectural Control Committee (ACC). Fences must be wrought iron or powder-coated tubular steel in approved locations, and no basketball goals above portable ones are allowed.

- Maintenance & upkeep: Owners must keep lots and improvements in good condition, including mowing, pruning, waterproofing, and trash removal. The Association may enter to cure maintenance problems after 15 days’ notice and charge the owner.
