Stone Valley Farm Phase II is a single-family home subdivision in Ponder, TX (Denton County). These deed restrictions apply to all lot owners and are enforced by the homeowners association or any property owner. Key rules govern home construction, maintenance, pets, parking, and outdoor storage.
- Homes & construction: Only one single-family dwelling per lot, must be new or like-new multi-sectional (doublewide or larger) with a minimum 1,300 air-conditioned sq. ft., pitched roof, no metal siding, and a front porch (min. 6x8 ft.) installed within 30 days. Underpinning required within 60 days.
- Pets & animals: Up to 3 dogs or cats total (dogs plus cats not to exceed 3), plus up to 2 birds, and reasonable number of usual household pets. No livestock, horses, monkeys, pigs, goats, snakes; pets must be confined or fenced, not causing nuisance.
- Parking & vehicles: Street parking only for temporary guests up to 12 hours. All vehicles except automobiles, small trucks, vans, motorcycles must be parked behind front setback line. Commercial vehicles, stored vehicles, unlicensed/inoperable vehicles must be in enclosed garages.
- Landscaping & maintenance: Grass and weeds must not exceed 6 inches; lots must be mowed to street. No unsightly or unsafe conditions. Garbage must be in covered containers and removed weekly. No storage of visible furniture, machinery, or other items not in active use.
- Business & activities: No commercial pursuits except home office/studio in no more than one room. No open fires except in contained barbecue or fireplace. No firearms discharge. No nuisance activities.
- Fences & structures: Fences max 8 ft high, wood or chain link, no sheet metal; must not extend closer to street than front of dwelling. Within 30 ft of developer fencing must be chain link and at least 5 ft away. Outbuildings must be compatible with dwelling and not closer to street than front line.
- Covenant term & amendments: Restrictions run with land for 30 years from recording, automatically renewing for 10-year periods unless 2/3 of lot owners agree to change. Developer can unilaterally amend while owning unsold lots.
