The Oaks at Jackson Ranch is a single-family home HOA community in Ponder, TX. This document is a First Amendment to the Declaration plus Architectural Guidelines and Rules – it's a partial set of rules that focuses on property appearance, modifications, and maintenance. Homeowners, not renters, are primarily bound by these rules.
- Architectural review process: All exterior modifications require prior written approval from the Architectural Review Committee (ARC). Submit a form to SBB Management; the ARC will respond within 45 days. Fees may apply.
- Landscape & yard maintenance: Grass and weeds must be kept under 6 inches. Dead vegetation must be removed. Xeriscape requires ARC approval. No new plants beyond fence line on greenbelt lots.
- Fencing: Wood fences (max 8 ft) must be redwood or cedar, with finished side out. Greenbelt lots require black wrought iron (max 4 ft). No vinyl fencing allowed. Staining required every 3 years.
- Play equipment: Play equipment must be ARC-approved, limited to 8 ft wide, 12 ft long, 11.5 ft tall, and installed in rear yard only. No steel equipment on greenbelt lots. Must be kept in good repair.
- Parking & vehicles: Park in garage or driveway. No parking on grass or sidewalks. Inoperable vehicles must be stored in garage. Commercial vehicles and trailers not allowed on street or driveway. Storage PODS limited to 7 days.
- Exterior modifications: Roofs must be approved (Weatherwood Blend preferred, 30-year shingles). Paint colors must match earth tones; bright colors not permitted. Window treatments: no bed sheets, newspaper, foil. Permanent structures (patio covers, gazebos) require ARC approval and must match house style.
- Seasonal decorations & signs: Seasonal decorations must be removed: Christmas by Feb 1; others within 30 days. Signs limited to one per property; political signs must be removed after election. Garage sales allowed twice a year.
