Golden Sky Estates is a single-family residential subdivision in Denton and Wise County, Texas, governed by a set of restrictive covenants recorded in 2017. These covenants run with the land and bind all property owners, covering property upkeep, structures, animals, and vehicle storage. They do not create a homeowners association or impose fees.
- Property maintenance & appearance: Lots must be kept free of trash, clutter, and overgrown grass or weeds that pose a fire hazard. All buildings and fences must be painted and kept in good repair.
- Vehicles & storage: No inoperable vehicles, trailers, or machinery may remain on the property.
- Animals & pets: No animals that cause undue noise, smell, or nuisance are allowed, and no more than two large animals per tract.
- Buildings & structures: All dwellings must be at least 840 square feet (excluding porches). Mobile homes must be underpinned, in good condition, and no more than 6 years old when moved onto the lot. Tiny homes are allowed if permanently affixed. No used materials may be used for construction, and outbuildings must be compatible with existing structures.
- Renewal & amendment: The covenants are effective for 20 years and automatically renew for another 20 unless amended by a two-thirds vote of property owners.
- Enforcement & venue: The covenants may be enforced through legal action, with venue in Denton or Wise County, Texas.
