Sanger Circle is a townhome community in Sanger, TX — you own your attached townhome unit, and the HOA maintains the exterior grounds and common elements. This third amendment to the CC&Rs adds specific rules for the Phase 6A townhomes, including new assessment amounts and maintenance responsibilities.
- Residential use & occupancy: Each townhome is for single-family residential use only, occupied by one family (persons related by blood, marriage, or adoption, or up to two unrelated persons living as a single housekeeping unit).
- Pets: No more than three domesticated pets per lot. Pets must be restrained or confined, and owners must keep lots free of pet debris.
- Parking & vehicles: No boats, RVs, campers, or similar vehicles may be parked in driveways or front yards. Only passenger vehicles, vans, motorcycles, and pick-up trucks in operating condition are allowed in visible areas. Garage doors must be kept closed except for entry/exit.
- Architectural review: Any exterior changes (paint, fences, structures) require prior written approval from the Architectural Control Committee. Plans must be submitted and approved or disapproved within 30 days.
- Assessments: Annual assessment for townhome lots is $1,080 per unit, paid in equal quarterly installments, starting May 1, 2021. The HOA uses these funds for exterior maintenance of shared grounds and common elements.
- Exterior maintenance & insurance: The HOA maintains front and rear yards, sprinkler systems, common foundations, and roofs. Unit owners are responsible for interior insurance (from sheetrock inwards) and must report exterior maintenance needs to the HOA.
- Prohibited uses & nuisances: No businesses, oil drilling, temporary dwellings, or clothes drying in public view. No accumulation of trash or inoperative vehicles. No signs except one professional 'for sale' sign (max 6 sq ft).
