What Post Oak Bend Homesites's governing documents say
Post Oak Bend Homesites is a standard single-family residential subdivision in Kaufman County, TX. You own your lot and home; these covenants apply to all owners and run with the land for 30 years. The rules enforce a uniform, suburban character and cover what you can build, park, and keep on your property.
- Type of buildings permitted: Only one detached single-family dwelling per lot, max two stories, plus a private garage for up to 4 cars. Barns and motor home garages are also allowed. Manufactured homes, modular homes, and temporary structures (trailers, tents, shacks) are prohibited as residences.
- Minimum floor area & exterior materials: At least 25% of the dwelling's exterior must be brick, concrete, stone-veneer, or hardie board. (The text is garbled on minimum floor area but mentions a minimum.)
- Animals: Animals are permitted as long as they do not constitute a nuisance or danger. Keeping bees is explicitly allowed and not restricted.
- Fences, walls & utility meters: No fence, wall, hedge, or utility meter may be placed nearer the street than the main residence, except decorative subdivision entry fences. Gas and propane meters must not be set nearer the street than the side of the dwelling.
- Parking & vehicles: No truck, bus, or trailer may be parked in the street in front of any property (except for construction vehicles during building/repairs). 'Truck' means a vehicle with gross vehicle weight over a certain pounds (text unclear). Abandoned or inoperative vehicles may not be stored on the property.
- Prohibited activities: No professional, business, or commercial activity that invites the general public may be conducted on the property.
- Duration & amendments: These covenants run for 30 years from the recording date (January 2024). After that, they automatically extend unless amended. Amendments during the first 20 years require 90% of owners' signatures; after 20 years, 75%.
