King's Creek Ranch is a single-family subdivision governed by Covenants and Restrictions (CCRs) recorded in Kaufman County, TX. These rules apply to all lot owners and residents, covering property use, building standards, animals, and vehicle storage.
- Building setbacks & structures: Front setback: 60 feet along FM 148; side and rear setbacks: 25 feet. No temporary structures (tents, shacks, sheds) allowed without ACC written approval. Residences must be masonry underpinned (no metal underpinning without ACC approval) and only one single-family dwelling per tract unless ACC permits additional.
- Animals & livestock: Hogs are prohibited. Horses and cows allowed but limited to one head per acre; must be kept in sanitary, odorless conditions. Chickens, guinea fowl, or peat (likely peafowl) limited to three per acre. All animals need fencing to confine them to the tract.
- Vehicle storage & repairs: No repairing or restoring motor vehicles on any tract without ACC written permission (must be done in an enclosed building). No vehicle left abandoned or parked on subdivision streets for more than 30 days.
- Architectural review: An Architectural Control Committee (ACC) of Kenneth Lane and S.E. Rutledge must approve all fences, dwellings, structures, and underpinning materials before placement. Fences installed without prior approval are subject to removal without notice.
- Subdivision & lot uses: No re-subdivision of tracts is permitted (exceptions for Veterans Land Board, foreclosure, or gifting to close family). Owners may dispose of timber for building sites and garden areas. Driveways must be installed and maintained by the owner.
- Term & amendments: These restrictions are effective for 30 years and can be amended by a vote of 75% of tract or lot owners. The Declarant may unilaterally correct typographical or grammatical errors.
