Woods of Preston is a single-family residential HOA in Grayson County, Texas (near Gunter), covering about 170 acres. The CC&Rs set strict architectural, maintenance, and use standards for all homes and lots. If you buy here, you must follow the HOA's design and activity rules, which are enforced through fines and liens.
- Residential use & construction standards: Each lot is limited to one single-family dwelling with at least 2,400 sq ft of living area, a two-car attached garage, and exteriors at least 80% brick or stone (the rest glass or natural wood). Manufactured, mobile, or modular homes are not permitted.
- Architectural review: Any construction, exterior alteration (including painting, fences, pools), or demolition requires prior written approval from the Architectural Review Committee and the Board of Directors, with plans reviewed within 30 days.
- Setbacks & location: Main dwellings must be at least 50 ft from the front property line, 20 ft from side/rear lines. Accessory buildings (e.g., workshops, sheds) must be behind the main dwelling or meet side/rear setbacks; utility sheds must be no larger than 150 sq ft.
- Temporary structures & vehicles: Temporary residences are prohibited, but motor homes and travel trailers may be parked on a lot for up to 14 days per calendar month; boats, RVs, and trailers must be stored at the side or back yard and parked no closer than 5 ft to the property line.
- Pets: Only common household pets are allowed; no farm animals. Maximum of 4 adult dogs per household, which must be confined to a kennel, run, fenced area, or on a tether, and vaccinated against rabies.
- Maintenance & enforcement: Owners (and occupants/lessees) must keep their lot and improvements in a clean, attractive condition, including lawn care, removing trash, and maintaining driveways. Violations trigger a verbal notice, then written notices, and after 6 months of noncompliance a $25/day fine and a lien on the property.
- Signs: Signs are limited: one professionally made 'for sale/rent' sign per tract (max 24x24 inches), and up to two political signs per tract, which must be removed within 10 days after the election. Other signs require Board approval.
