Bridgewater is a single-family HOA community in Princeton, TX, with shared amenities like pools, a lazy river, splashpad, fitness center, and more. These rules govern how residents and their guests use those amenities, and they apply to all homeowners, tenants, and their guests.
- Amenity access & cards: Access to pools and other facilities requires a facility card, issued only after signing a waiver. Renters must get cards through their landlord. Cards can be deactivated for rule violations or unpaid assessments; reactivation costs $25.
- Guests & supervision: Each household may bring up to 4 guests at a time. Guests under 18 must be accompanied by a resident over 18. Residents aged 16+ can use amenities without an adult. Owners are responsible for their guests' conduct and any damage.
- Pool & water safety rules: No diving or jumping, no glass containers, no alcohol, no smoking/vaping. Food and drinks must stay 6 feet from pools. Swim diapers required for young children. Inclement weather requires clearing the pool for 30 minutes after thunder/lightning.
- Prohibited items & conduct: No pets (except service animals), no bicycles/skateboards/scooters, no personal speakers (earphones only), no climbing on fences or in landscaping. Roughhousing and disruptive behavior are prohibited.
- Fitness center rules: Open only to owners (not guests) via facility card. No one under 16. No food/drink except water. Wipe down equipment, rerack weights, limit cardio to 30 minutes if busy. No overnight locker storage.
- Reservations & private events: Amenities are not available for private rental. For parties with 8+ guests, reservations are required to avoid conflicts, but the space is never exclusive.
- Parking & enforcement: No overnight parking in the pool lot; violators ticketed/towed. Handicap spots enforced. Violations can lead to suspension of amenity privileges, with a hearing available upon request. Vandalism is prosecuted.
